This Week’s Denver Deal Sheet

Walker & Dunlop arranged the sale of Zia Sunnyside, a 434-unit Class-A apartment building in Denver’s Sunnyside neighborhood, for $161M, or roughly $370K per unit.

The complex is connected to the 41st and Fox RTD light rail station and includes a gym, courtyards and work-from-home lounges. 

“This property is perfectly positioned in a high-growth area with easy access to downtown Denver,” Walker & Dunlop Managing Director of Investment Sales David Potarf said in a press release. “The appeal of Zia Sunnyside is evident, with high-end unit finishes, luxury amenities and a convenient location. The project is a true Class A investment, with strong potential for years to come.”

SVN Denver Commercial helped broker the sale of a 12K SF medical office building at 9600 West Jewell Ave. in Lakewood for $2.1M. Elizabeth Leder with SVN represented the buyer, Handyman Hercules Holdings LLC. Bradford Pech with RE/Max Commercial represented the seller.

SVN Denver Commercial also helped broker the sale of 403 North Perry St. in Castle Rock for $7.1M. The 26.7K SF multifamily building was purchased by the Douglas County Housing Partnership. MaryAnne Hardeman with SVN facilitated the transaction. 

LEASES

Law firm Fox Rothschild LLP extended its lease on 22.2K SF of office space at Denver’s Seventeenth Street Plaza, located at 1225 17th St. Newmark’s Andrew Blaustein and Josh Pons represented the tenant.

Berkley Insurance Co. signed a new lease for 16K SF of office space at 188 Inverness Drive W in Englewood. Newmark’s Peter Staab represented the landlord, B33 Inverness II LLC.

Campminder, maker of a summer camp app, extended its lease on a 12K SF industrial space at 5766 Central Ave. in Boulder. Newmark’s Clay Jones represented the tenant.

TransWood Carriers signed a new lease for 7K SF of industrial space at 5790 Dahlia St. in Commerce City. Newmark’s Mike Viehmann and Mike Wafer Jr. represented the landlord, Disco Capital LLC.

Wunderlich-Malec Engineering signed a new lease for 6,200 SF of office space at 1120 West 122nd Ave. in Westminster. Newmark’s Roger Simpson represented the landlord, the Colorado Public Employees' Retirement Association.

Staffing agency Aerotek Affiliated Services Inc. extended its lease for 3,500 SF of office space at 11030 Circle Point Road in Westminster. Newmark’s David Hart represented the landlord, CIO Circle Point LP.

Multisite LED LLC subleased 2,100 SF of office space at 1401 Zuni St. in Denver. Newmark’s Josh Pons and Andrew Blaustein represented Fivetran, which holds the original lease on the space. 

CONSTRUCTION AND DEVELOPMENT

GoodVets, a veterinary franchise, completed construction on its latest Denver-area location at 1316 East Evans Ave. in south Denver. GoodVets offers individualized care for pets, including wellness and preventive services, diagnostics, routine and advanced surgery, and urgent care, according to a press release.
