H-E-B Announces Plans For First Store In Dallas

Shoppers in North Dallas will soon be able to pick up warm tortillas at their very own H-E-B store.

The Texas grocery goliath known for its fresh tortillas announced it purchased a 10-acre site just south of Interstate 635 for its first store in the city of Dallas.

The San Antonio-based retailer has expanded into the Dallas-Fort Worth suburbs in recent years, with locations in Allen, Plano, McKinney, Alliance, Mansfield and Frisco. H-E-B stores are also being built in Irving, Prosper, Melissa, Rockwall, Murphy, Forney and the Mid-Cities area. 

Company officials did not disclose the size of the planned Dallas store, but H-E-B was responsible for two of DFW's five biggest retail leases of 2024. The planned Forney store was the bigger of those at 140K SF, though the 132K SF store being built in Prosper wasn’t far behind. 

H-E-B officials said they will work closely with the city of Dallas on planning and rezoning efforts for the property on the southeast corner of Hillcrest Road and the Lyndon B. Johnson Freeway, according to a statement on the company website

Terms of the purchase, which was made by an H-E-B subsidiary, were not disclosed. 

“While we have a lot of work to do, we look forward to connecting with our neighbors, the city, and community stakeholders to ensure we create a destination that best supports this community,” H-E-B Public Affairs Managing Director Mabrie Jackson said in a statement. “This is the first step in a long process, and we hope to share more details with our neighbors soon.”

Construction on the Forney and Prosper stores were each expected to cost around $42M, according to filings with the Texas Department of Licensing and Regulation.

Earlier this month, Weitzman declared 2025 would be a rerun of 2024's “Year Of The Grocer,” with supermarket chains like H-E-B expected to push the retail sector to a new record occupancy rate of 95.6%. 

Leasing in the DFW retail market is strong due to conservative plans for new development, Weitzman Executive Managing Director Bob Young said during the firm's annual forecast event on Jan. 7. 

“Grocery stores were the big drivers [of development],” Young said. “Leading the pack were three new H-E-B stores in Frisco, Fort Worth and Mansfield. These stores were all 125K SF or more.”

Before H-E-B made its regional debut in Frisco in September 2022, the chain had developed a reputation for buying up parcels of land and sitting on them, amassing a portfolio of real estate in North Texas. However, stores are being built on parcels purchased more recently in response to population growth in the suburbs.

The business also is a significant employer, with each of its DFW stores employing around 700 people. H-E-B’s parent company also operates the Central Market chain, which has three Dallas locations and stores in Plano, Fort Worth and Southlake.
