Dallas-Based Developer Plans Multifamily Tower To Meet Rising Demand In Uptown
A plan for an apartment high-rise in Uptown is set to add density to what developers say is an underutilized patch of property in the growing district.
Alamo Manhattan Cos. intends to construct 400 apartments in the tower at 3400 Carlisle St. The Dallas-based developer has filed a zoning application for the project with city officials and hopes to begin work by early 2027, the Dallas Business Journal reported.
Along with the added density, the project at Carlisle Street’s intersection with Lemmon Avenue will feature two restaurants among the 7,500 SF of retail planned at street level. The project will be a stepped tower, with the taller side expected to be around 24 stories, while the smaller will be upward of 16 stories with a rooftop dog park that could give pet parents an impressive view while their four-legged friends get some exercise.
Alamo Manhattan President Matt Segrest said he sees the project as “transformational” for that area of Uptown.
“It's a really prominent site, and it's really underutilized,” Segrest told the DBJ. “For what Dallas and Uptown in particular are becoming, this site has been left behind.”
With prominent new office developments like the 26-story, 626K SF 23Springs tower and the 157K SF luxury Maple Terrace building in Uptown, Segrest said he expects a “huge wave of demand” for apartments. Goldman Sachs is also developing an office campus just south of Uptown that is expected to open in 2027.
The Alamo Manhattan project’s site is home to a 40-year-old, five-story office building owned by Oklahoma-based Hall Capital. The partially occupied building is most recognizable for its prominent yellow sculpture out front. While that piece is on loan to the building, Segrest said Alamo Manhattan plans to add a new art piece to make the site stand out to pedestrians and motorists.
“We want some kind of identifier,” Segrest said. “That's the opportunity at that prominent intersection to have some marker that the neighborhood knows.”
The architect for the project is BKV Group. Construction of the project is expected to take at least two years to complete. Alamo Manhattan’s tentative designs will keep 32 mature trees at the site to allow for some green space in the area.
Uptown is also preparing for the rise of Y’all Street. Harwood International announced last week that it would work with longtime adviser Newmark to recapitalize its office portfolio and the next phase of development within its 30-plus-acre master-planned community in Uptown.
