Trademark Cuts Back On Redevelopment Plan For Outdated Arlington Shopping Center
The redevelopment of a neglected shopping center next to Arlington’s Entertainment District will be less dense than originally envisioned.
Trademark Property Co. scrapped a hotel and hundreds of apartments from its redevelopment plan for the 1980s-era Lincoln Square shopping center at the corner of Collins Street and Interstate 30 in north Arlington, the Dallas Business Journal reported.
Arlington City Council approved a zoning change last week that will allow the developer to transform the more than 40-year-old, 470K SF shopping center into a walkable mixed-use project named Anthem.
The new development will include some residential as well as office and retail, though specifics weren’t shared, as the project’s full scope is still being nailed down. Anthem will also include public green space designed to make the project a gathering point for north Arlington.
“We're still able to deliver a great project, and in every scenario, it'll be a substantial improvement over that Lincoln Square asset today,” Trademark CEO Terry Montesi said during the meeting.
Trademark acquired the 45-acre Lincoln Square in 2022 and announced plans to turn the property into a $250M mixed-use project.
It has cut elements of the original plan over the last couple of years due to market conditions.
Arlington approved zoning last year that would have allowed Anthem to have a higher density, with plans calling for a 200-room hotel, 125K SF of office space and 355 multifamily units. But then Trademark reworked the project in March to remove the apartments slated to be above the retail space due to multifamily rents being too low for the project to pencil. The project also had issues finding a luxury hotel for the development, though Montesi referenced possibly bringing a hotel to Anthem in the future.
Lincoln Square’s existing tenants include Studio Movie Grill, Michaels and PetSmart, as well as discount retailers like Ross and Burlington.
Arlington’s Entertainment District is adjacent to Globe Life Field and AT&T Stadium, homes of the Texas Rangers and Dallas Cowboys, respectively. It also neighbors Texas Live, Choctaw Stadium and the Loews Arlington Hotel and Convention Center.
Just down the road from Lincoln Square, Valencia Hotel Group started work on the Caravan Court Hotel in Arlington last year. The project will turn the former Caravan Motel property into a high-end boutique hotel. That 145-room property is expected to open in 2026.
That hotel and a luxury project in Plano are expected to help fill a hole in Dallas-Fort Worth’s high-end hospitality sector.
