Large-scale development continues to push north of Dallas with the approval of a 390-acre mixed-use project headed to Anna.

Crystal Park will include up to 969 single-family homes and feature commercial properties and multifamily development fronting U.S. Highway 75, according to city documents. City council unanimously approved Bloomfield Homes’ development agreement for the project at its Dec. 14 meeting.

“Crystal Park will be a one-of-a-kind mixed-use development providing unique amenities and a variety of housing options for Anna neighbors,” Mayor Nate Pike said in an announcement released today.

The site is located west of U.S. Highway 75 and south of Farm-to-Market 455, much of which is outside of Anna, Director of Development Services Ross Altobelli said at last week's meeting. An agreement that solidifies the zoning prior to the developer’s request for annexation was also approved by the council.

Developer Bloomfield Homes agreed to provide a minimum of 33K SF of office and/or hotel space as well as 10K SF of retail and/or restaurant to support the residential growth.

“That way, we are ensuring that we are getting not just the residential but also getting true mixed-use development,” Altobelli said during the meeting.

The property will add more than $600K in property value, and construction is expected to generate more than $1M in sales tax revenue for the city, according to Bloomfield. Crystal Park also stands to generate more than $3M in public improvement district fees, per the presentation.

Once a quaint rural town, Anna's population has exploded from fewer than 2,000 people in 1999 to more than 20,000 today, with growth projections putting the suburb on track to reach 25,000 citizens over the next few years. Located 40 minutes north of Dallas, Anna is the ninth-fastest-growing city in North Texas, according to its economic development corporation. Its trade area is projected to grow by 45% by 2045, per the corporation.

Bloomfield said it expects to break ground toward the end of 2022. Construction will unfold in phases, beginning with the single-family residential component.
