64 Acres In Anna For Potential Mixed-Use Development Hit The Market

Developers are searching for space alongside U.S. Highway 75 to develop mixed-use communities, and one seller is offloading a rare nugget with the listing of 64 acres of land adjacent to Central Expressway in Anna. 

Developable land bordering Central Expressway in Anna is hitting the sales block.

The owner of the tract, which sits at the corner of U.S. Highway 75 and Farm-To-Market 455 in the heart of Anna, put the land on the market with the help of Bryan Haggard Land Group.

“The U.S. 75 corridor has seen an uptick of activity further north past McKinney and is now bringing markets like Anna closer in, making them more accessible and highly desirable for development," Bryan Haggard principal Josh Bryan said in a statement. "Access to major highways like U.S. 75 and existing infrastructure gives developers a head-start in a city that has been an advocate of growth, all the while maintaining the foundation that gives Anna its personality.”

Once a quaint rural town, Anna's population exploded from under 2,000 people in 1999 to more than 20,000 today, and growth projections put the suburb on track to reach 25,000 citizens over the next few years. 

With rapid residential expansion occurring in Anna, retail and mixed-use development alongside U.S. Highway 75 is the next natural step in the suburb's development. 

The site, which sits in the gateway to Anna, is near a major intersection featuring retail and growing density and has over 1,600 feet of frontage road and visibility to 50,000 vehicles per day. The property is zoned "PD Commercial" and has the potential to be rezoned as a walkable mixed-use development with retail, restaurants, single-family rentals and other urban living components.
