Alterra IOS Scoops Up 4 DFW Industrial Outdoor Storage Sites

Alterra IOS banked another 35 acres as it works to grow its industrial outdoor storage portfolio in Dallas-Fort Worth.

Alterra IOS picked up four industrial outdoor storage locations in Dallas-Fort Worth.

The company acquired four industrial outdoor storage sites in Dallas, Fort Worth, Grand Prairie and Garland, ranging from less than 3 usable acres in Grand Prairie to nearly 15 usable acres in Fort Worth. 

The addition of the four properties, each acquired in a separate transaction, gives the company 10 sites in the Metroplex. All of the newly acquired sites are within 20 miles of Downtown Dallas, given Alterra's strategy of buying locations that allow tenants access to the Metroplex’s domestic and international transportation networks. 

“Dallas-Fort Worth’s outsized population and economic growth make it an ideal market for IOS investment, as it continues to attract the attention of major national tenants,” Mark Gannon, Alterra IOS senior vice president of acquisitions, said in a statement. “Alterra’s recent acquisitions each offer tenants convenient access to DFW’s extensive infrastructure and thriving logistics network.”

The four sites are:

  • 8738 Forney Road in Dallas, offering more than 14K SF of warehouse space on 10.1 usable acres. It has a rail spur and is fully leased to a specialty building materials distributor. Marcus & Millichap’s Ricardo Camarena facilitated the deal.
  • 7050 Jack Newell Blvd. S. in Fort Worth, with 14K SF of warehouse space on 14.8 usable acres. Office renovations and fence work were recently completed at the site and a new roof was installed. JLL’s Bo Puckett and Caleb McCoy worked on the transaction.
  • A location in Grand Prairie on a fully improved site with more than 13K SF of warehouse space on 2.5 usable acres. It is leased to a national lawn care company. Rubicon Representation’s Robert Morris facilitated the acquisition.
  • A location in Garland with 7.4 usable acres of fully paved land at 2260 Market St. It also has nearly 88K SF of warehouse space and a full concrete yard. The site is fully leased to a building product supplier. Matthews Realty’s Alexander Harrold assisted with the deal. 

Alterra focuses on acquiring sites in infill industrial areas near other industrial outdoor storage users. It has more than 300 properties across the U.S.

The company acquired a nearly 5-acre industrial outdoor storage site with 22K SF of warehouse space at 2629 Blue Mound Road W. in Haslet in November. 

Realterm, an owner and manager of transportation real estate and infrastructure assets, also closed on a portfolio of industrial outdoor storage properties right before the end of 2024. The $277M purchase from a Brookfield real estate fund consisted of 13 properties in DFW and across the country.
