Survey Says: Build-to-Suits Hot to Trot

We asked you if build-to-suit would continue to dominate new construction projects and two-thirds of you told us that you think it will dominate for the immediate future.

Trammell Crow Co central operations prez Adam Saphier (here, speaking at a Bisnow event in November) tells us that he thinks the market will see an even mix of build-to-suit and spec projects in both office and industrial in the Metroplex. (They're trying to find that "golden mean" Buddha is always blathering about.) The confluence of diminishing existing supply of vacant space, strong demand because of continued job growth across many industries, and capital more interested in Dallas than in the recent past will allow for more spec development and a continuation of the build-to-suit activity we've seen over the past couple years, he tells us.
