765K SF Raytheon Redevelopment Wraps Up

Raytheon's former campus in Garland is ready for its new life.

Langford Property Co. and Barings Real Estate have completed the redevelopment of the 765K SF industrial property into Jupiter Miller Business Center.

It is already 60% leased from deals inked during construction, Langford's Brian Flaherty and Eric Langford said in a statement. Quest USA is putting a major manufacturing facility in the property; the other leases were not released. Paladin Partners' Conrad Madsen and Greg Nelson are leasing the center.

Over 1M SF of obsolete space was demolished or repurposed through the redevelopment process, Flaherty said.

The three-building park is on 40 acres at Jupiter and Miller roads in Garland. Bob Moore Construction was the general contractor, and Alliance Architects handled design of the redevelopment.

The site was a little tricky, with groundwater contamination and asbestos creating trouble, Langford and Flaherty previously told Bisnow. 

“These urban redevelopment projects can be difficult but are worth the effort because the resulting product is well-located, with strong labor demographics and good access to amenities and roadways," Langford said in a release. 

Urban industrial product has been increasingly desirable with the rise of last-mile distribution to meet same-day delivery of e-commerce orders.

Langford Property Co. and Berings previously worked together on Cooper I-20 Business Center in Arlington.
