This Week's Dallas-Fort Worth Deal Sheet

KDC is planning to develop a 130K SF data center in Richardson’s Telecom Corridor just south of the company's CityLine development.

The data center will include a 190 mph wind-resistant design, an on-site substation for power and short electrical feeder runs and over 20 network fiber carriers. It is also subject to a 10-year, 50% city of Richardson business personal property tax abatement.     

The property, which will be at 1510 East Lookout Drive near the intersection of Plano Road and Lookout Drive, will be completed in the summer.

“This project is our fifth ground-up data center development in Richardson,” KDC Senior Vice President Ab Atkins said. “The project is in a proven data center site and is adjacent to a large financial enterprise data center we previously developed. It contains an on-site electrical substation that is owned and maintained by Oncor.”

Alliance Architects is designing the data center, and Kimley Horn is the civil engineer. Telios Dallas is the mechanical and electrical engineer.

American Paint Horse Association HQ

Renovation work is underway to create a new 12K SF HQ for the American Paint Horse Association. The new HQ in the Fort Worth Stockyards Horse and Mule Barns area, in Barn G at 122 East Exchange Ave., will be completed in late 2019. The 11K SF ground-floor space will include offices, a theater, a retail gallery and a museum-like environment that showcases the barn’s existing clerestories, exposed ceilings, original clay tiles and exposed brick walls. The renovation also includes the second floor mezzanine space. VLK Architects is providing interior design services on the project, while JQ Engineering is doing the structural design. Majestic Realty Co. is the owner/developer of the property.

Cook Children's at Walsh

Construction of a new pediatric care facility for Cook Children’s Health Care System has started in west Fort Worth. The facility will feature urgent care, primary and specialty care, and orthopedic services on an 8-acre site off Interstate 30 that is part of the Walsh neighborhood, which opened its first phase in 2017. The first phase of the Cook Children’s project will include a 40K SF building for physicians providing primary care and urgent care services on the center’s first floor, and a second floor that will serve patients of Cook Children’s Orthopedic Services and specialty care.

Chicago-based Convexity Properties is planning a mixed-use project near DART's Mockingbird Station that will include 330 apartments and 90K SF of restaurant and retail space on 8 acres. Irving-based Archer Western Construction is the general contractor.

1.800 Radiator of Dallas-Fort Worth has leased 33K SF at 2626 Northaven Road in Dallas. Stream Realty's Ryan Boozer represented the landlord, Icon IPC TX Property Owner Pool 6 Dallas LLC. Mercer Co.'s Corby Hodgkiss represented the tenant.

M&A specialist Generational Group is relocating its HQ to Richardson’s CityLine development, taking 30K SF. The company is moving from space on Dallas Parkway in Dallas. JLL represented Generational Group, while Transwestern represented the landlord.
