A trio of industry veterans launched a new commercial real estate firm. Inroads Realty specializes in landlord and tenant representation, property and asset management and investment sales.

LEASES

Gatekeeper Systems signed a lease for 14k SF at 3315 E Randol Mill in Arlington. Transwestern’s Joe Rudd and Jeff Givens repped the landlord, Howard Bock.

All Risks Ltd leased more than 10k SF at 3 Park Central. Younger Partners’ Heather Shover, Kathy Permenter and Sean Dalton repped the landlord, McKnight Realty Partners, in the extension of 5,110 SF and the expansion of 5,058 SF for the wholesale specialty insurance broker.

Atento renewed 36k SF for 37 months at University Tech Center III. Stream Realty Partners’ Jason Schnittger and Kevin Cosgrove repped the landlord.

Criswell Properties bought a 31k SF building at 3521 Ave E, East in Arlington. NAI Robert Lynn’s Patrick Embry, Todd Hubbard and Michael Stanzel brokered the sale.

South Tarrant LP acquired 33k SF of land at 137 McPherson Blvd in Fort Worth. The seller was Saade Brothers Development Corp. Transwestern’s Grant Huff, Jack Huff and Kyle Paulson repped the seller.

Traylor Investments sold a 31k SF industrial building at 1950 Samuels Ave in Fort Worth to the Cross Family Trust. Transwestern’s Sarah LanCarte repped the buyer.

Sealy & Co acquired Carter Distribution Center, a 615k SF Class-A bulk warehouse facility on more than 27 acres at 6601 Oak Grove Rd in Fort Worth. 

DEVELOPMENT 

JLB Realty got the go-ahead to build its 454-unit multifamily project called Grapevine Bluffs on a 185-acre tract owned by the City of Grapevine. Grapevine Bluffs will join Kubota Tractor Corp and Mercedez-Benz on the property.

FINANCE

Cohen Financial arranged a $6.8M loan to acquire the Allen Tech Center.
