This Week's Dallas-Fort Worth Deal Sheet

Construction has begun on a 43K SF eatertainment complex in Allen.

Chicken N Pickle is the latest tenant to break ground at The Farm in Allen, an 135-acre mixed use project at the southeast corner of Sam Rayburn Tollway and Alma Drive. The facility will include indoor/outdoor pickleball courts, a restaurant, sports bar and yard games.

“A quality mixed-use development is not about building buildings — it is about providing great experiences,” Bruce Heller, president of development firm JaRyCo, said in a statement. “We want unique amenities for The Farm, and Chicken N Pickle certainly helps us meet that goal.”

Once complete, The Farm in Allen will include 1.6M SF of office, 142K SF of retail, an 150-key hotel, 60K SF of restaurants, 112 townhomes and 2,400 apartments, according to a news release.

PEOPLE

Westwood Contractors added Allen Crowley as director of construction. He previously served as a consultant to the firm. His expertise encompasses a diverse array of projects in the retail, restaurant, commercial, industrial and institutional sectors.

Three new leaders were appointed to the Dallas studio of Perkins & Will. Courtney Johnston, who worked for the firm from 2008 to 2022, returned as interiors practice leader. Amber Wernick, who worked for the firm from 2008 to 2015, also returned to take on a new role as director of practice development. Sarah Wicker joined as director of branded environments.

LEASES

Envision Physician Services relocated its Dallas office to Work/Shop, a 67K SF, Class-A, mixed-use development located at 5495 Belt Line Road in Dallas. Envision leased 15K SF on the second floor, which underwent extensive renovations last spring. CBRE’s Ben Davis, Shannon Brown and Julee Amparo represented the owner, Triten Real Estate Partners. Conor McCarthy and Hudson Woods with JLL represented Envision.

Industrial Outdoor Ventures leased its 14-acre storage yard at 3918 Telephone Road in Dallas to Pike Electric. The industrial outdoor storage facility, which includes 9K SF of physical real estate, will serve as a base for the company’s distribution, transmission and substation construction services. Matt Elliott and Rick Medinis from NAI Robert Lynn represented IOV, while Bo Puckett, Ross Howard and Chris Schaaf from JLL acted on behalf of the tenant.

Big 12 Conference leased 14K SF for its new headquarters at Williams Square 5215 N. O’Connor Blvd. in Irving. Cushman & Wakefield’s Travis Boothe and Cynthia Cowen represented the tenant, while Bill Brokaw and Karch Schreiner of Hillwood Urban represented ownership, a partnership of Apollo Global, Vanderbilt Office Properties and Hillwood Urban. The conference plans to relocate from Las Colinas to its new headquarters in the fall.

SALES

A local restaurateur purchased Lawry’s Prime Rib Restaurant, an 11K SF freestanding retail building at 14655 Dallas North Parkway in Dallas. The seller is a California-based trust. Matthew Rosenfeld with Weitzman was the listing agent.

A newly formed joint venture between 2GR Equity and SHOP Development acquired the 177K SF Promenade North Shopping Center in Richardson. SHOP will be responsible for overseeing and managing the revamp of the property, expected to take place over the next 12 to 24 months.

FINANCING

Austin-based Epic Real Estate Partners refinanced a portfolio of five grocery-anchored retail centers, including Preston Trail Village at 17194 Preston Road in Dallas. Epic was represented by members of Cushman & Wakefield’s Dallas-based Equity Debt & Structured Finance team, including Executive Managing Director Beth Lambert, Managing Director Chase Johnson, Senior Financial Analyst Caleb Riebe and Brokerage Analyst Andrew White.
