This Week's Dallas-Fort Worth Deal Sheet

The Integral Group broke ground on EVIVA Trinity Mills in early December.

The five-story mixed-use structure coming to 2525 Blanton Drive will include 430 apartments as well as retail and restaurant space, according to a news release. The development sits within Trinity Mills Station, a 25-acre transit-oriented development that is serviced by Dallas Area Rapid Transit’s Green Line.

DART’s forthcoming Silver Line, which could begin running as early as 2025, will also have a stop at Trinity Mills Station, according to the release.

“Bringing the Trinity Mills Station vision to reality makes this site the largest transit-oriented development project in the Metroplex,” Carrollton Mayor Steve Babick said at the groundbreaking. “This has been a long-term project and is a culmination of many years of work of prior mayors and council members, and we're looking forward to bringing this segment across the finish line.”

The TOD, headed up by The Integral Group and Koa Partners, will also house three Class-A office buildings totaling 900K SF and a hotel, according to its website.

Foundry Commercial hired Marty Neilon as senior vice president of land services. He specializes in land scales, acquisitions and land advisory services. Prior to joining Foundry, Neilon was at CBRE for 18 years.

Merriman Anderson Architects hired Mike Leinback as director of process management and improvement. In his new role, 40-year industry veteran Leinback will strategize with the MAA team to develop best practices at every level of architectural and design product delivery.

ML Realty Partners promoted Sam Abusaad to leasing director, Rebecca Diipla to marketing manager and Doug Wood to senior development manager. 

LEASES

Lee & Associates DFW completed the following industrial transactions:

  • AR Consultants leased 12K SF at Counterpoint at Central Park I, located at 1601-1651 N. Glenville Drive in Richardson. Lee & Associates’ Jessica Reinhardt and George Tanghongs represented the tenant. Mark Aston and Mike Fay of Maverick Commercial Real Estate represented the landlord, Technology Properties.
  • BELM leased 57K SF at 614-616 111th St. in Arlington. Lee & Associates’ Robert Miller represented the tenant, while Lee & Associates’ Colton Rhodes represented the landlord, Stonelake Capital Partners.

Specialized Products Co. signed a 41K SF industrial lease at Prologis Flower Mound 5, located at 1200 Lakeside Parkway in Flower Mound. Newmark Vice Chairman Reggie Beavan, Executive Managing Director Chris Mason and Associate Director Jack Brewer represented the tenant in the transaction, bringing the 141K SF warehouse to 100% occupancy.

M2G Ventures signed 56K SF of new deals and renewals at Archetype, a redeveloped urban industrial project at 3131 Irving Blvd. in Dallas. The signings brought the 113K SF property to about 86% leased. One tenant, The EV Co., signed a 15K SF lease and plans to move in the second quarter.

SALES

Triten Real Estate Partners acquired an industrial outdoor storage property at 11300 Kline Drive in Dallas. The 7-acre site includes a 28K SF warehouse and maintenance facility. Purchased in an off-market transaction from an individual seller, the site has been occupied by construction-oriented businesses.

Lee & Associates DFW completed an office sale of 30K SF at 100 Allentown Parkway in Allen. Jessica Reinhardt and George Tanghongs of Lee & Associates represented the landlord.

Lee & Associates DFW completed an office sale of 587K SF at 5901 E. Rosedale St. in Fort Worth. Colton Rhodes of Lee & Associates represented the buyer, Longpoint Realty Partners. The seller was Rosedale Industrial Park.

SPI Advisory acquired Main Street Lofts, a 266-unit apartment community in Mansfield. The property was built in 2022.

CONSTRUCTION AND DEVELOPMENT

KDC and Oncor Electric Delivery Co. started construction on a 42K SF distribution center at Railport Business Park in Midlothian. Cushman & Wakefield’s Ryan Hoopes, Robbie Baty and David Eseke represented Oncor in the transaction. F.A. Peinado is serving as general contractor for the project, and Alliance Architects is overseeing design.

Tech-infused mini-golf venue Puttshack opened in a two-story, 32K SF location at Village on the Parkway at 5100 Belt Line Road in Addison. The company’s U.S. footprint grew from five to 11 locations in 2023, but the Addison location is the first to debut in North Texas.
