This Week's Dallas-Fort Worth Deal Sheet

A new luxury country club is coming to the Legacy Hills development in Celina.

1876 Country Club, named for the year the city was established, will offer an 18-hole golf course, tennis courts, swimming pools, and dining and social opportunities, as well as a clubhouse that will include a fitness center and saunas.

The development team at Centurion American is also considering adding a boutique hotel to the property, according to a news release.

“1876 will offer Celina and all of the region a truly unique and special place to gather,” Centurion American Development Group CEO Mehrdad Moayedi said in a statement. “This spectacular country club will become the central hub for the Legacy Hills development.”

The golf course is tentatively scheduled to open in November 2024. The clubhouse will be built after that, according to the release. 

PEOPLE

Todd Lambeth rejoined Bradford Commercial Real Estate Services to lead a major expansion of the Fort Worth office. Lambeth was named executive vice president and managing partner, returning to Bradford after 11 years with other DFW firms, including his own. He and three other brokers — Luke Clardy, Richard Hitz and Shane Benner — will make up the Fort Worth/Tarrant County team.

Kevin Kessinger was appointed as president and chief operating officer at Trademark Property Co. He previously served as executive vice president of asset management at ShopCore Properties, a Blackstone company.

Larry Sloan was hired as Triten Real Estate Partners’ first chief development officer. In this role, Sloan will oversee all development efforts nationally, including traditional industrial and industrial outdoor storage development. He will also oversee multifamily and mixed-use platform expansions. 

LEASES

Lee & Associates DFW completed the following industrial transactions.

  • Robert Madden Industries leased 66K SF at McKinney National Business Park - Building 1, located at 801 Harry McKillop Blvd. in McKinney. Brett Lewis of Lee & Associates represented the tenant. Randy Touchstone and Kodie Comby of JLL represented the landlord, Transwestern Development Co.
  • Kit Composites leased about 50K SF at 119 Regal Row in Dallas. Stephen Williamson of Lee & Associates represented the landlord, Dogwood Industrial Properties. Jeremy Mercer of Mercer Co. represented the tenant.
  • UniUni leased 36K SF at 1401 Dunn Drive in Carrollton. Lee & Associates’ Stephen Williamson and Adam Graham represented the landlord, High Street Realty Co.

MIINC Mechanical Contractors leased a 37K SF warehouse at 1960 West Northwest Highway in Dallas. Scott Voelkel and Cullen Dickey of Dickey Property Co. represented the landlord, a Dallas family office.

SALES

Global Real Estate Advisors facilitated the sale of Woods Edge Apartments, a 109-unit community at 2710 West Walnut St. in Garland. Executive Managing Director Mark Allen represented the seller, Entrust Investment Group, and procured the out-of-state buyer.

JLL Capital Markets arranged the sale of a two-asset industrial portfolio totaling 145K SF in the Great Southwest submarket of Dallas. JLL represented the seller, Oxford Properties, and procured the buyer, Berkeley Partners. The investment sales team was led by Senior Managing Director Trent Agnew, Director Pauli Kerr, Senior Director Charlie Strauss, Director Lance Young and analyst Brooke Petzold.

CONSTRUCTION AND DEVELOPMENT

Crockett Row, a mixed-use urban village in Fort Worth’s cultural district, rebranded as Artisan Circle. The decision is part of a revitalization effort that will include the addition of gathering spaces, enhanced wayfinding, updated signage and lighting, and improved accessibility. The development was acquired by Younger Partners in 2022 and comprises five city blocks.

RCKRBX, a software-as-a-service platform for multifamily real estate that provides customer data based on comprehensive responses from thousands of current and prospective renters, began offering its services in Dallas-Fort Worth. The company also welcomed developer JPI as its inaugural subscriber in the market.
