This Week's Dallas-Fort Worth Deal Sheet

HF Sinclair Corp. signed a 90.6K SF lease at One Victory Park.

The Dallas-based energy company will occupy three floors in the 20-story building, per a news release. Owned by Clarion Partners, the Class-A office building is at 2323 Victory Ave. in Dallas.

The building has undergone significant renovations and is expected to debut Victory Social, a 10K SF food hall, on the ground floor in early 2024. Operated by Hospitality Alliance, the food hall will include five stations, two bars, two patios, a private dining area and a grab-and-go station, according to the release.

“We are excited by the opportunity to partner with HF Sinclair to bring their global headquarters and iconic DINO brand to One Victory Park,” Clarion Partners Vice President David Dow said in a statement. “With the property’s best-in-class amenities such as the new food hall, and prime location offering easy accessibility, we’re confident One Victory is a place HF Sinclair will love to call home for many years to come.”

Matt Schendle, Cynthia Cowen and Carrie Halbrooks of Cushman & Wakefield represented the landlord in the lease negotiations. Phil Puckett and Harlan Davis of CBRE represented HF Sinclair.

PEOPLE

MYCON General Contractors welcomed Bill McDonnell as vice president of operations. In this role, McDonnell will oversee efforts to improve operational performance by fostering personnel development, enhancing training and mentoring programs, streamlining operations from office to field, and maximizing efficiencies, quality and safety.

KOVA hired Brent Sturgell as head of heating, ventilation and air conditioning, a new product vertical for the brand. Under his leadership, the company will soon debut KOVA Comfort, an HVAC system powered by artificial intelligence. Sturgell served as vice president of new product development at Aspen Manufacturing and as vice president of engineering and new product development at First Co. and AE Air.

Westmount Realty Capital appointed Gina Morrison as the new director of recruiting and team development. Morrison has over a decade of experience in human resources, working in a broad range of industries. She will be responsible for sustaining the firm’s culture, enhancing employee engagement and driving team development.

LEASES

Time Matters Entertainment renewed its 10.5K SF lease and is doubling its space to 21K SF at 2840 Guilder Drive in Plano. Tyler Tillery of Whitebox Real Estate represented the tenant. George Tanghongs of Lee & Associates represented the landlord.

SALES

Greysteel arranged the sale of the East Dallas Portfolio, which includes Courtyards at Lower Greenville, Garrett on the Green and Republic at San Jacinto, a collection of 1950s and 1960s products that were fully renovated. The buyer plans to continue to provide quality housing at affordable levels.

Marcus & Millichap arranged the sale of 22 Steer Road, a two-building, multitenant, 17.5K SF industrial facility in Wylie. Vice President of Investments Tyler Sharp, senior associate Davis Cagle and associate Ricardo Camarena had the exclusive listing to market the property on behalf of the seller, a private syndicator. Sharp, Cagle and Camarena also procured the buyer, a private investor.

114 Industrial Park sold a 33.6K SF warehouse to Northwest ISD and the lease of a 33.5K SF warehouse to HASA. The buildings are part of 114 Industrial Park, a 174-acre project on the north side of Highway 114, a half-mile east of Rhome and 5 miles from Alliance.

CONSTRUCTION AND DEVELOPMENT

Kalterra completed its second luxury multifamily development in Waxahachie. The Hamilton, a 175-unit active-adult community, is near the corner of Garden Valley Parkway and Goodnight Lane, adjacent to two other Kalterra developments, Park Place Apartments and The Fitzgerald, which is under construction. The Hamilton sits on 7.8 acres with more than 134K SF of net rentable area.

A new entrepreneurial center and innovation hub is opening at 400 Bryan St. in Fort Worth this summer. Operated by the DEC Network, the Fort Worth Entrepreneur Center will be home to local startups like Techstars. CBRE’s James Stein represented the group with site selection and lease negotiations.
