Military Contractor Reups at Euless Industrial Park: The DFW Deal Sheet

The Euless Industrial Park’s largest tenant signed early renewals for its headquarters and manufacturing facility at the property.

Aero Dynamix’s leases account for more than 12% of the nine-building property.

Aero Dynamix Inc. reupped the nearly 28K SF it leases at the industrial park in Euless to design and manufacture night-vision imaging for civilian and military aircraft. It leases a nearly 23K SF building at 3277 W. Euless Blvd. and an almost 5,000 SF space at 2805 W. Euless Blvd.

The company modifies and repairs 40-plus models of aircraft and employs around 100 night-vision professionals at the Euless facility. 

The long-term renewals were signed within 45 days of when negotiations began, according to Michael W. Spain, executive vice president and managing partner at Bradford Commercial Real Estate Services.

"The quick signing is a credit to the park's location, ownership quality and the tenant's customized industry-certified space, which would be difficult to replicate elsewhere," Spain said in a statement. 

Spain and Bradford's Jason Finch represented the landlord, Euless Industrial, in the deal. The Euless Industrial Park is 95% leased. 

 

SALES

Farmers Branch-based Centurion American Development Group partnered with Horizon Capital Partners to acquire the 273-acre master-planned community Legacy Ridge in Bonham. The project will offer 436 single-family homesites centered around the Legacy Ridge Country Club. Centurion American plans to break ground on the residential component this quarter. Lots are expected to be ready for builders before the end of 2026.

KBC Advisors and an unnamed investor acquired 3100 McKinnon Street, an 11‑story office tower in Uptown. While KBC plans to build a mixed-use development on the site, the company hired Thirty-Four Commercial to oversee leasing and property management for the 226K SF tower.

Northmarq brokered the sale of the 248-unit Shiloh Oaks apartments at 2379 Apollo Road in Garland to Rise48 Equity on behalf of the seller, a California-based investor. Northmarq’s Taylor Snoddy, Eric Stockley, Charles Hubbard, Kevin Leamy and Lauren Bresky worked on the deal.

The NYLO Dallas Plano is located in Plano’s Legacy District business park.

NewcrestImage acquired the NYLO Dallas Plano hotel at 8201 Preston Road in Plano. Part of the Tapestry Collection by Hilton, the boutique property features 176 rooms and suites over five floors. NewcrestImage plans to do a complete renovation with the possible addition of a speakeasy. The firm will also rebrand the hotel within the Tapestry Collection.

CONSTRUCTION AND DEVELOPMENT 

Crescent Real Estate and its partner Related Fund Management opened the 31-story luxury multifamily tower 2811 Maple in Uptown. The 250K SF high-rise at 2811 Maple Ave. features 177 residences. Keating Architecture served as design architect, while GFF was the architect of record and MaRS Culture designed the interiors. Balfour Beatty acted as the general contractor, and FirstService Residential will manage the property.

Wistron announced it will establish two artificial intelligence supercomputing facilities at the AllianceTexas master-planned development in Fort Worth. The project will include a total investment of $761M and will create more than 800 full-time jobs. 

The project’s primary site at 15200 Heritage Parkway will get a $580M investment. That will include land acquisition, factory purchase and improvements to a nearly 325K SF building and business personal property. The site at 14601 Mobility Way will feature renovations to a 767K SF building, with an investment of more than $181M allocated for land acquisition, factory purchase and improvements. Both sites are expected to be operational by early 2026.

Granite Properties promoted Carson Dennis to director of investments. Dennis will support Granite’s efforts to raise capital for its diversified investment strategy in addition to evaluating, coordinating and executing new investment opportunities within Sun Belt cities.

Franklin Street added Chibuzor Nnaji as a managing director to lead its Dallas multifamily investment sales team at its newly opened office in the city. Nnaji will be part of Franklin Street’s Texas multifamily division that launched in February. Prior to joining Franklin Street, Nnaji served as senior managing director at GREA.

Houston-based real estate investment and operations firm Pagewood closed its $25M GP Fund I, which will support an expansion into Dallas-Fort Worth and Central Texas. The fund will be used for acquisition and development activity across the multifamily and industrial asset classes.
