High-Tech Baseball Bar Makes U.S. Debut In Addison: The DFW Deal Sheet
Forget traditional sports bars — a baseball-focused, tech-powered concept is making its first U.S. appearance in Addison this week.
Sports technology firm Batbox will open its first U.S. location Wednesday at Village on the Parkway in Addison.
The 13K SF Batbox Dallas will merge a full-service sports bar with 10 interactive batting simulators, allowing guests to swing real bats, hit live baseballs and compete against players around the globe, the company said.
"It's a place where you can catch the big game, enjoy incredible food and drinks, and then step up to bat yourself to create memories with friends and family," Batbox co-founder and CEO Jose Daniel Vargas said in a statement.
Batbox landed a $3M follow-on investment from Emerging in August, giving the company full ownership of its core technology and intellectual property.

Marcus & Millichap arranged the sale of the 24-unit Abrams Forest Shopping Center in Dallas. The nearly 70K SF strip center, built in 1971, also includes a separately parceled 13K SF single-tenant building ground-leased to CVS. Marcus & Millichap’s Philip Levy represented the seller and sourced the buyer, both DFW-based developers.

The Multifamily Group brokered the sale of the 54-unit Vista Del Sol Apartments in Fort Worth. Built in the 1960s, the property was represented by Greg Miller, while Chase Davis sourced the buyer.

CanTex Capital sold an eight-building industrial outdoor storage portfolio spanning 44 acres across the Metroplex to Stockbridge Capital Group. The assets were fully leased at the time of sale. Eastdil Secured advised CanTex on the transaction.

Image First of Dallas LLC renewed its 44K SF office/warehouse lease at 3030 and 3040 Quebec St. in the Quebec Business Center. Bradford Commercial Real Estate Services’ Brian Pafford represented the landlord, GKI Industrial Dallas LLC, while Mohr Partners’ Ruth Baker represented the tenant.

PennyMac Financial Services signed a lease for 150K SF at 5025 Plano Parkway in Carrollton with plans to expand to 300K SF. Pennymac expects to begin operations in Carrollton by the end of 2025.
CONSTRUCTION AND DEVELOPMENT
VanTrust Real Estate will kick off its Terrell Logistics Center by developing two speculative industrial buildings totaling nearly 709K SF. Construction on the 75-acre site at U.S. Highway 80 and Spur 557 is set to begin in Q2 2026, with completion expected in Q2 2027. Building 1 will be a 203K SF rear-load facility, while Building 2 will span 506K SF with a cross-dock layout.
A planned second phase will deliver a 1M SF facility. VanTrust tapped Bob Moore Construction, Alliance Architects and Claymoore Engineering for the project team. JLL’s Kurt Griffin, Nathan Orbin, Dalton Knipe and Weston King will handle leasing.

Realty Capital Management LLC plans to expand its Lakeside Village mixed-use community to a 21-acre site at the northeast corner of International Parkway and Lakeside Parkway in Flower Mound. The extension, called Lakeside East, will add 43K SF of retail space, 132 townhomes and a hotel.
The project is slated to break ground next summer, with completion and full occupancy expected by summer 2027. Shop Cos.’ Jake Sherrington will oversee retail and restaurant leasing.

Centurion American Development Group acquired Rio Claro, a large-scale residential development in Fort Worth, on Oct. 3. The 629-acre project at Morris Dido Newark Road and Bonds Ranch Road will be built in four phases and include more than 1,700 single-family home sites.
Coventry Homes, D.R. Horton, First Texas Homes and HistoryMaker Homes will build the homes. IBC Bank provided financing, and the property was acquired from PMB Capital. Work on Phase 1 will begin soon, with lot delivery to builders expected in Q1 2027.

SRS Real Estate Partners hired John Darrow as executive vice president and managing principal in Dallas. He will lead debt and equity for SRS Capital Markets. Darrow previously served as principal and managing director at Slatt Capital in Newport Beach and Dallas.
