Inland Real Estate Brokerage & Auctions is set to auction a 16.8-acre development site at 15082 131st St in Lemont. It happens in Oak Brook on June 28.

The site, which is zoned for single-family residential, includes preliminary municipal approval for annexation and an upscale residential subdivision. Appraised for $1.7M, it will be sold subject to a minimum bid of $366,667. Gas and electric utilities extend to the site, which has a creek and pond.

Construction & Development

ARCO/Murray National Construction Co is building out a 30k SF warehouse/production and office addition in Waukegan for Nielsen-Massey Vanillas. Construction begins this month. The addition includes high-hazard storage and production areas, laboratory, executive offices, and full prep kitchen. ARCO/Murray's Brad Dannegger is the project executive and Christian Evangelista is the senior project manager.

St Anthony's Michigan City

HSA PrimeCare has been selected by  Franciscan St. Anthony Health-Michigan City  to plan and develop a 20k SF cancer treatment center on the hospital’s outpatient campus in Michigan City, Ind. The single-story outpatient facility will include a radiation oncology center  with a linear accelerator and PET/CT scan, an infusion center, and offices for oncologists. HSA broke ground in April and will develop, own, and manage the cancer center at County Road 400 N and S Woodland Avenue. Franciscan St. Anthony Health’s oncology practice will occupy 18k SF  of the new facility, and the remaining space will be available as medical office. Design Organization is the architect, and Tonn and Black Construction is GC.

Gallant Building Solutions is building out an 8,000 SF Auto Tech service center in Huntley. This will be the auto service provider’s first ground-up facility. The center's scheduled for completion by fall.

First Baptist Teen Center

DeLauter Development completed an 8,000 SF interior renovation for the  First Baptist Church of Elmhurst. The work consisted of new classrooms, daycare, teen center, washrooms, and exterior entrances. The architect was Manske Dieckmann Thompson Architects.

Morgan/Harbour Construction has completed a build-out for Southwest Dermatology  at the Silver Cross Medical Office Building, 1870 Silver Cross Blvd in New Lenox. The 2,100 SF customized interior features a waiting area, exam rooms, and office space. Morgan / Harbour’s Ben Warriner led the construction team, which included project manager Josh Peters. Design Organization provided the architectural services.

Leasing News

Hanger Orthopedic Group has leased 45k SF at Crossings Business Center, 386 Internationale Dr in Bolingbrook. Also Container and Pooling Solutions  has leased the remaining 33k SF at 380 International Dr (also within Crossings Business Center) bringing the center to 100% leased. NAI Hiffman's Steve Connolly,Mark Moran, and John Whitehead represent Crossings Business Center for ML Realty Partners and HSA Commercial. UGL Equis's Tim Cahill and Dan Rasmussen represented Hanger Orthopedic and Cushman & Wakefield's Jason West and  Sean Henrick repped Container and Pool Solutions.

Hostway Corp renewed its lease for a 53k SF global HQ and co-location facility in the Boeing Building, 100 N Riverside Dr. Jones Lang LaSalle's  Matt Carolan repped the tenant. CBRE's Christopher Cassata repped the owner, Boeing 100 N Riverside LLC.

Sales News

Paine/Wetzel · ONCOR International  has completed three transactions in  Elk Grove Village and one in  Bensenville.

  • Designed Equipment Corp purchased a 25k SF industrial building located at 1510 Lunt Ave in Elk Grove Village. Paine/Wetzel's Phil Reiff Sr and Phil Reiff Jr represented the seller, SmallBrothers, and Jones Lang LaSalle's Robin Stolberg and Dominic Carbonari repped the buyer.
  • Taiki USA has purchased an 8,832 SF  facility at 1460 Howard St in Elk Grove Village Paine/Wetzel's Hiloh Izumo and CBRE's Anna Sedjo  and Mike Sedjo represented both the buyer and the seller, Meiki America Corp.
  • DB Schenker bought out its lease on a 132k SF industrial building at 1800 Nicholas in Elk Grove Village. Paine/Wetzel's Phil Reiff Sr and Phil Reiff Jr repped the tenant in its lease buyout. In a subsequent transaction, DB Schenker leased 64k SF of space at 601 Supreme Dr in Bensenville. Phil and Phil also repped the tenant in that transaction.

The Boulder Group's Randy Blankstein and Jimmy Goodman repped the seller, a Chicago-based developer, in the sale of a single-tenant net-leased Save-A-Lot property at 63rd and S Calumet Avenue for $2.3M. The 16k SF building is fully leased to Save-A-Lot on a long-term basis. The purchaser was a private high-net-worth investor from New Jersey.

Marcus & Millichap's Kyle Stengle and Nicholas Kanich repped the seller and the buyer in the sale of 2149 W Division St, a 5,259 SF mixed-use property that includes five residential units, one retail tenant, and parking in the rear. The asset sold for $884,750. The buyer and seller were both limited liability corporations.

Marcus & Millichap's David Maling and Nicholas Kanich repped the financial institution seller of 13929 S Atlantic Ave, a six-unit apartment property located in Riverdale. The building sold for $120k (so almost free). Nicholas also represented the buyer, a private investor.

  • SIOR  recognized Steven for having the second-most national referrals (22) of any SIOR member in 2010.
  • SIOR’s Chicago Chapter presented Steven the award for Largest Number of  Intra Chapter Transactions in 2010. (Steven completed 20, including leases for longtime clients New Breed Logistics and Randall Publications).
  • CORFAC International recognized Steven for completing the org’s top industrial lease transaction in 2010 for a 400k SF lease on behalf of  New Breed Logistics in Memphis, Tenn., with Crump Commercial's  Treat Macdonald.
