301 S. Wacker: It's Happening
In the first new office development in the CBD since 2008, Trammell Crow  and Insite Real Estate are partnering to develop a new 1M SF, 34-story Class A tower at  301 S. Wacker, just south of the Willis Tower.

The sustainable building will house a two-story lobby complete with winter garden to match its neighbor, 311 S. Wacker (which hostedBisnow's Schmoozarama in August). Trammell Crow plans to seek LEED certification. The tower will include 200 parking spaces, a fitness center, and conference center. Designed by VOA, it will also reflect 311's “shouldered” appearance with an  illuminated glass top.

TCC's Shaun Frankfurt  and colleagues at the future site. Shaun says the team is in advanced conversations with an institution to fund the debt and equity on the $325M to $350M project, and will pre-lease the building once those conversations are complete. He says there's very little space left in the CBD for companies looking for large contiguous spaces, and by the time the building is completed in early 2014, he anticipates several companies will be in the market for such space. Seems a little large for the "Re-elect Rahm" campaign, but what else could he mean by 2014?
