Coliseum Centre 5: Must Be 25k SF To Qualify For This Arena

All 155k SF of the six-floor Coliseum Centre Five building will become available fall 2016, adding to Charlotte’s limited stock of premier office space fit for corporate HQs in the airport submarket.

With that amount of availability comes opportunity for office tenants. The property owner, Americas Capital Partners, with the help of Cushman & Wakefield SVP Joe Franco, is preparing for a busy rest of the year due to the tremendous interest the project’s generated.

Interested tenants must move quickly, as Joe says it’s first-come, first-served for deals at the CC5 building. Americas Capital will consider single-floor deals (25k SF) or those interested in taking the whole building.

"We’re seeing strong activity all across the board, but companies in the 25k to 50k SF size range are the most prevalent right now," Joe says. "Since ACP likes the idea of diversifying the building’s tenant mix anyway, we’re not shying away from deals in that size range.”

Coliseum Centre 5 boasts a variety of benefits for Class-A prospects, like a two-story atrium lobby, five parking spaces per 1k SF, and natural light afforded by large windows. In addition, the property is home to a range of amenities that include a state-of-the-art fitness center, all-glass conference rooms and a training room with a 50-person capacity.

It’s in a lush environment with abundant greenspace and numerous biking/running trails. It offers proximity to hotels, restaurants, retail and great residential communities.

Its location, at the intersection of I-87, I-85 and I-485, facilitates commutes for employees, helping tenants attract and retain talent. The building is also only 3.5 miles from the Charlotte Douglas airport.

ACP owns three buildings within Coliseum Centre, and has focused on creating park amenities that all tenants can benefit from.
