Highwoods Properties VP for investments Carman Liuzzo (one of our speakers) isn't wearing rose-colored glasses. He predicts the cautious investment capital that's been showing through 2011 will continue into next year. He says lenders today seem to be smiling only on multifamily development and build-to-suit projects. He doesn?t see that pattern changing or banks taking on development risk: ?Next year is going to be another challenging year.?

Also on the panel: Goldman Sachs? Rod Reppe (left, with son, Mark, at Pinehurst). Standard & Poor?s recently noted a trend away fromsingle-borrower transactions to more complex, multi-borrower deals. Rod says that trend will likely continue, which so far has earned positive investor feedback. He expects CMBS volume to hit$30B this year. Whether that will be the case next year is anyone?s guess since CMBS is tied to the ebb and flow of the global capital markets. ?It will be tough to get to that number next year unless we see the capital markets stabilize,? Rod tells us.
