The seemingly endless retooling of Independence Boulevard has left a lot of businesses homeless. Roy Goode (below) of Goode Development thinks he might be able to save a few of them.

About 150 businesses (and the DMV) will need to move before year end, when a 1.5-mile, $152M leg of Independence is widened east of North Sharon Amity Road. Roy wants to redevelop 20 acres he owns on nearby Monroe Road. (The site is now the 337-unit Silver Oak Apartments.) Roy proposes about 15k SF of strip retail, another 10k SF of outparcels, and a new apartment complex with 275 units. (All existing leases will be honored.) Several banks and retailers already are interested. A public hearing on the plan is set for April. No project cost yet.
