A Look At National Development's Massachusetts Portfolio

National Development's Boston-area portfolio is incredibly well-connected. With 34 of its buildings having earned the coveted Wired Certification from WiredScore, the company’s properties account for more than half of the certified buildings in the region.

A Wired Certification indicates best-in-class internet connectivity and distinguishes these National Development buildings as some of the most tech-forward in the world.

Let's take a look at some of its local offerings:

Crosby Center

At nearly 590k SF, Crosby Center (pictured) is a nine-building, Class-A office park in Bedford.

At exit 26 off Route 3, the park is one exit north of I-95, offering a prime location for its diverse roster of tenants, all of whom enjoy top-notch tech infrastructure in the eight Wired Certified Gold properties. These occupants span across a wide spectrum of industries, including software, IT and biotechnology.

Crosby Center can also accommodate light manufacturing and R&D tenants. There are approximately 1,980 on-site parking spaces with plans to add an additional 175 spaces in the near future. The expanded parking lot will allow for the addition of a proposed on-site hotel, which will cater to business travelers.

 9/90 Corporate Center

9/90 Corporate Center, which is in Framingham at the intersection of Route 9 and the Mass Pike, has excellent visibility from both thoroughfares and is home to Staples’ world headquarters.

National Development owns and runs four first-class office buildings within the 1.2M SF in the 9/90 Corporate Center. These properties—100, 175 and 200 Crossing Blvd as well as 200 Staples Drive—offer a combined 396k SF of Class-A space in Metro West’s premier office park.

200 Crossing Blvd’s Wired Certified Silver rating adds to the park’s superior digital infrastructure, offering tenants high-speed, reliable internet connections.

The District Burlington

The District Burlington (pictured) is a 1M SF, 10-building complex spread across 49 acres in Burlington.

Off Route 128 between the Burlington Mall and the Lahey Clinic, the District Burlington has undergone a significant campuswide upgrade, with nearly all of the buildings achieving Gold or Silver Wired Certification.

The development is adding a new 80k SF block of state-of-the-art office space and 160k SF of new amenities, such as a 170-room hotel, restaurants, structured parking and retail shops, which will position the property as the premier walkable suburban office environment in the area.

Landscaping will also be enhanced via added walking paths, improved signage and engaging vine brook, a natural protected resource that runs along the edge of the property.

The dynamic mix of amenities along with the superior internet infrastructure will allow tenants to attract and retain high-quality employees while providing a viable alternative to locations in the urban core.

101 Station Drive

101 Station Drive, a Wired Certified Silver property, is a 208k SF building in Westwood that has found new life as a Class-A, multi-tenant office building.

With the goal of enhancing the tenant experience, the building recently underwent a transformative renovation.

The entrance and lobby were both repositioned thanks to the addition of a new glass curtain wall to the front and west entryways, implementation of significant landscape enhancements and introduction of on-site amenities, including a fitness center, locker rooms, a coffee bar and outdoor seating.

Unicorn Park

Unicorn Park (pictured) in Woburn—just 15 minutes north of Boston—comprises 601k SF of Class-A office space across six buildings on 29 acres.

The site offers commanding highway visibility along I-93 and is adjacent to the 192-room Marriott Courtyard Hotel and a nine-hole municipal golf course. It offers high-quality tech infrastructure, as evidenced by four of the properties’ Gold Wired Certifications.

Park amenities include a recently completed multimillion-dollar renovation, three on-site dining facilities, two fitness centers, outdoor patio seating, an on-site ATM and an auto-detailing center.

Constitution Center

Constitution Center is a distinct waterfront office property in Charlestown, along the Harborwalk with dramatic views of the Boston skyline.

A 10-minute walk to North Station, the complex abuts a marina, a hotel and restaurant/retail services. Access is further supported by on-site Zipcar and Hubway locations, exclusive shuttle service to and from the North Station MBTA, and a 430-space parking lot.

One and Two Constitution include a combined 174k SF of Class-A office space, while Three Constitution is a 9,564 SF Bright Horizons daycare facility.

The buildings will have a lot of available office space for the first time in over 10 years, and National Development is implementing a major modernization to complement the site’s unique urban waterfront location and attract today’s creative office tenants.

Improvements will include a new glass entrance and activated lobby, an on-site café, outdoor seating and amenity areas, and extensive landscape enhancements.

The site is highly visible from Downtown Boston and the Zakim Bridge and affords meaningful tenant branding opportunities. One Constitution provides high-quality internet infrastructure as evidenced by its Gold Wired Certification, and the building’s repositioning will further enhance connectivity.

With National Development’s sprawling portfolio across the Boston area, one factor remains consistent—its properties offer some of the most advanced tech capabilities to keep tenants connected.
