P&G Releases 5.7M SF Development Plan For 31-Acre South Boston Site

The parent company of Gillette unveiled plans for a massive mixed-use development on its longtime South Boston campus.

Procter & Gamble revealed plans for its 31-acre site along the Fort Point Channel that could include 20 buildings, the company announced Friday morning. 

The 5.7M SF proposal includes roughly 1,800 housing units, making up 30% of the plan's gross floor area. Another 50% of the plan is designated for public space, including access to the waterfront area of the Fort Point Channel. 

Other features include 3.5M SF of office and research space across 11 buildings that will replace the 1.5M SF of industrial and commercial space now on the lot. Another 200K SF of retail and restaurant space is envisioned, as well as 250K SF of hotel development.

P&G first revealed it wanted to redevelop the campus in August when it filed a letter of intent with the Boston Planning Department. The company's intention with the master plan is to create a new neighborhood to replace the industrial campus and corporate home of the shaving company that has been there for more than 120 years. 

In October 2023, Gillette announced it was moving its manufacturing practice out of Boston and into Andover over the next two to three years. P&G has a 150-acre campus in Andover and will offer all 450 manufacturing employees jobs at the new site. The company employs another 750 corporate workers at the South Boston headquarters and a technical innovation center, but they could be on the move soon as well, The Boston Globe reported.

"As a long-time part of the South Boston community, Gillette has been proud of our contributions to the city we call home: Our work here has created jobs, supported families, fostered innovation, and buoyed community organizations," Gillette Senior Vice President Joseph Stegbauer said in a statement.

The master plan comes after two years of community meetings and interactive workshops with residents. The company plans to host several other meetings starting in May.
