A JV between Fairfield Residential and Trecap Partners paid $26.3M for River Pointe at Den Rock, a 174-unit apartmentcomplex in Lawrence two miles from downtown Andover?s MBTA station. Cushman & Wakefield's Simon Butler, Biria St. John,Michael Byrne and John McLaughlin repped seller Equity Residential and found the buyer. The garden-style community built in 2000 is near the Route 114 and I-495 interchange.
***Boston Capital announced Tuesday that it's investing in Park View at Rosedale Apartments, a 109-unit affordable apartment community for active seniors in Rosedale, Md. and Park View at Randallstown, a 103-unit affordable apartment community for active seniors located in Randallstown, Md. The general partner is Baltimore-based Shelter Development and Boston Capital now has a 99% interest in the property. The two buildings will undergo a $20.4M rehab.***

New Boston Fund purchased three Class-A, multi-tenant officebuildings in Charlotte, NC at Harris Corners Corporate Park totaling 361k SF from affiliates of Beacon Partners. Located in the 75-acre Harris Corners Corporate Park, the buildings combined are 88% leased. One Harris Corners was completed in 2000, Two Harris Corners in 2001, and Three Harris Corners in 2006. New Boston Fund has previously owned NC CRE in the Raleigh Research Triangle Park complex. The Fund is now focusing on investing along the Southeast coast. In the past 12 months it's acquired 1M SF of office space including Southpoint Executive Center, Maitland Green I & II, and One Park Square in Florida. The sale price wasn't disclosed.

AEW Capital Management, bought 301 Mentor, a Class-A office/ R&D building in Santa Barbara on behalf of a separate account client. Hayes Commercial's Steve Hayes and Francois DeJohnrepped the seller, Santa Barbara Corporate Center. The 70k SF building is leased long term to Mentor Worldwide, a subsidiary of Johnson & Johnson, and is one of two Mentor HQ buildings on the property.

Integrated Design Group did a relo and expansion into 14k SF at 133 Federal St downtown. The architectural/engineering firm focused on data centers had its own Jim DiNoia design the interior fit out with other staff members. Koningis Luciano & Associates? Parke Sickler managed construction. CBRE's Kevin Kennedy repped Integrated. Cushman & Wakefield's Gilbert Dailey repped the building owner, Paul Malnati Transnational Group.
*** Urgent Care leased 9,000 SF at 1210 Providence Highway in Norwood. The 45k SF building, known as Petco Plaza, also houses Petco, Outback Steakhouse, Landry?s Bicycles, Santucci?s New York Style Pizza, and Spa Bellissimo. Elliot & Co's Dennis Nolfi repped the tenant, a medical practice, and the landlord, CMI Property. This lease brings the building to full occupancy.***

Open Mile, an Internet startup that provides online brokerage for the freight industry, subleased 8,760 SF of office space at 100 North Washington St in Boston. The move planned for May is a 6,000 SF expansion and relo from 77 North Washington Street. Colliers International's Tad Lee and Lauren Vecchione repped Open Mile. Cushman & Wakefield's Gilbert Dailey and Ryan Hurdrepped the sublandlord, Flexera Software.

FedEx renewed for 6,048 SF at 550 Cochituate Rd in Framingham. Power Home Remodeling Group leased 7,740 SF of office space for six years at 377 Simarano Dr in Marlborough.Whalley Computer Associates subleased more than 4,000 SF from Jarden Consumer Products at 9 Industrial Road in Milford. In these deals totaling 17.7k SF the tenants were repped by Cushman & Wakefield's J. R. McDonald,Michael Frisoli and Stephen Woelfel Jr.

Zix Corp will relo and expand into 6,399 SF at 67 South Bedford St in Burlington. NAI Hunneman?s Suburban Leasing Group ofJames Boudrot, Brendan Daly, David Gilkie, Evan Gallagher,Stephen James and Michael McCarthy repped the Dallas-based tenant that provides e-mail encryption services. CBRE's Jason Levendusky repped the landlord, INVESCO.

Construction

The YMCA and Phoenix Lincoln Properties won BRA approval to build a $100M residence hall with 720 beds that NortheasternUniversity will lease long term. The Grand Marc, an 11-story building on St. Botolph Street, will house Northeastern undergrads and on-site staff. Construction, slated to start this summer, will be completed in summer 2013, for occupancy at the start of the academic year.

Goldman Properties and the Archon Group won city approval to build an $11M, 74-unit multifamily apartment building at 63 Melcher St in Fort Point. Construction's scheduled to start this fall on the residence that will have 27 ?innovation housing? units to be rented to people whose income is too high to qualify for ?affordable? housing units but who are often priced out of the market. The units are smaller than others and have a flexible layout. Also, there will be 38 market rate and nine affordable units.
