Kier Opts For a Bigger Doughnut At Arena Central

Kier’s Arena Central partnership is to add 25K SF more office space to its doughnut-shaped facade plans for 5 Centenary Square, Birmingham.

The developer is seeking permission for a revised planning consent for the strikingly designed 264K SF office block. This is an increase of one floor to the original 225K SF design.

“The only significant difference is the increase in overall floorspace, which is the result of an additional storey. In this regard the proposals are responding to prospective occupier/market demand, which has also led to a number of minor internal and external alterations” the applicants said in a statement to Birmingham City Council.

One of the main changes is to reduce car parking and improve cycle storage, lockers and showers, which the applicants said was “following market feedback”.

The proposals include just 32 car parking spaces but 160 spaces for bikes.

The block is one of three slated for medium-term development, which between them total 526K SF. Along with 5 Centenary Square the list includes 4 Arena Central and 5 Arena Central. Development will be phased over the next five-to-seven years, Kier said when it replaced Miller as Arena Central’s developer in 2019.
