2.3M SF Peddimore Deal Shows Midlands Sheds Are Sexier Than Ever

The Peddimore industrial scheme intended to provide Birmingham with new industrial floorspace will pivot to mega-shed occupiers, and be developed quicker than anyone expected, new planning documents show.

The first 2.3M SF unit at the Peddimore industrial site, south west of Birmingham, has been given the green light by planners.

The first unit relates to what IM Properties said were "detailed discussions with an occupier who will create in excess of 1,000 jobs, contributing to the thousands of direct and indirect jobs expected to be created through occupiers and related supply chains across the lifetime of the scheme."

The monster unit replaces five smaller warehouses in the original masterplan.

The warehouse, on a 40-acre plot at Peddimore, suggests the pace of development could be faster and focused more heavily on larger units, as developer IM Properties races to meet post-pandemic demand.

The unit has a floor area of 624K SF and three mezzanine floors, a report to Birmingham City Council’s planning committee said.

The original masterplan for the 170-acre scheme won outline planning consent in 2019.

IM Properties began work on the £355M Peddimore scheme at Minworth in July 2021, and it has already committed more than £30M of investment into the site infrastructure.
