Holladay Properties Plans Baltimore's First Tru Hotel In Harbor East

The Baltimore hotel market could be welcoming two newcomers with a proposed project.

South Bend, Indiana-based Holladay Properties is planning a 140-room hotel under the Tru by Hilton umbrella in the Harbor East area of the city, the Baltimore Sun reports. Holladay is presenting its plans to the city's architectural review committee this week, and estimates a fall 2019 delivery if approved.

Tru is Hilton's more youth-focused brand, with smaller rooms offered at an average of 10% to 15% cheaper than traditional hotels in the city. If permitted, the project near Little Italy would be the first Tru in Baltimore, as well as Holladay's first development in Charm City.

The hotel is planned to stand eight stories on what is currently a parking lot beside local fast food eatery Clark Burger at 415 South Central Ave. The lot includes both Clark Burger and an office for online design firm Groove Commerce, both of which Holladay plans to keep around, according to the Sun.

Holladay is unconcerned with the amount of hotel development ongoing in Baltimore, and Senior Vice President of Development Austin Haynes told the Sun that the company is comfortable enough with the permitting process that it is considering more developments in the city, and even opening a new office locally. Haynes is based in Holladay's closest office in Richmond, Virginia.
