St. John Properties SVP On The 'Maple Lawn of Baltimore County'

Baltimore

Bisnow recently spoke to St. John Properties SVP of leasing Richard Williamson to get an update on the $100M Greenleigh at Baltimore Crossroads, located near Interstates 95 and 43. Incorporating a pedestrian-friendly town center, green spaces, and a mix of residential, retail and office buildings, it’s often described as Baltimore County’s version of the tony Howard County mixed-use development Maple Lawn. The massive project will also include 1,000 townhomes and single-family houses, 500 condos and apartment units, and 116k SF of retail.

A 128-room Marriott SpringHill Suites will break ground in November and open late 2017, says Somerset Construction Co COO Neil Greenberg. The company is also breaking ground on a 317-unit luxury apartment building this fall, the Berkleigh, which will deliver spring 2018. The Berkleigh is modeled on the Arbors at Baltimore Crossroads, an existing complex at the development whose amenities include a clubhouse and a saltwater pool.

“We’re creating a vibrant ecosystem here,” Richard says. “What Maple Lawn has, Greenleigh is going to have.” He’s pictured here next to a 3D sculpture of St. John Properties Chairman Ed St. John and Stewart Greenebaum, founder of Greenebaum Enterprises, the master developer of Maple Lawn.

Next month's groundbreaking will include a 75k SF three-story office building at Greenleigh (pictured) and the site work for the first phase of residential development. St. John is talking to major employers about relocating there and Richard says he expects it will include a mix of medical, technology, accounting and business services.

On the retail side, the site now holds a Main Street-style retail center, Crossroads Village Center, with a Dunkin’ Donuts, Subway, Zesto Pizza & Grill, fitness studio The Fitness Rave, a wine and spirits shop, Mallia Salon & Spa and a nail salon. St. John is negotiating with a high-end grocery store to anchor the project.
