There's a good amount of money to be made on investment sales under $25M. That's why CB Richard Ellis has created a private capital group (even capital needs some time alone). CBRE's Marc Rampulla, snapped this morning sunning on the roof of his 750 9th St. DC office, heads the Baltimore-DC team with Bill Prutting Sr. He tells us small to midsize private equity firms, high-net-worth individuals, and 1031 and triple-net investors add up to a lot of purchasing power, even if the price tags have a few fewer zeroes. The new group formalizes a network of 90 teams (267 brokers) in 53 US markets who track 130,000 private investors and did 511 transactions totaling $4.4B last year. We also asked Marc how CBRE softball is going since he was a star player when they won the championship two years ago. The season is just getting started, he says, but his cleats are in the closet now that he's got a two-and-a-half-year-old daughter and a six-month-old son. Congrats to the Rampulla clan!
