At NAIOP Maryland's recent Oktoberfest celebration at Leinenkugel's Beer Garden at Power Plant Live: NAI KLNB's Mike Mull and First Potomac Realty Trust's Michele Salvino, Donna Beach, and Jeb Boland. The First Potomac folks are hard at work on the $8M rehaul of Columbia Town Center's Merrill Lynch building, which the REIT bought in February '11. Parking garage, elevator, and HVAC work has been under way for a year, but the lobby, upper lobbies, facade, and bathrooms now are moving forward, and the new look will debut in March. It's 82% leased, leaving 32k SF vacant. Jeb says the small floorplates (12k SF) provide good lobby presence opps for small tenants, and First Potomac will start building out spec suites at the beginning of the year.

Wilhelm Commercial Builders' Dianna Wilhelm (also president of NAIOP Maryland), Matos Builders' Elizabeth Cohen, and The O'Ferrall Group's Tim O'Ferrall. Dianna, whose firm specializes in high-security buildings, tells us the federal government is done spending for the year (its year wraps up Sept. 30), and any further outlays won't come until the end of 2013. The exceptions are a few shortlisted projects likely to be announced in Q1.
