At yesterday's Bisnow industrial event in Falls Church, Va., ProLogis regional honcho Mark Levy said Prince George's County will benefit as industrial tenants are priced out of the Northern Virginia 'burbs. But you already knew Maryland was cooler anyway.

Finding warehouse labor is key for industrial tenants, Mark says, and they're searching farther out for it (hello, Upper Marlboro). He thinks the B-W Corridor is secure in its place as the region's premiere bulk industrial market and says industrial tenants are now looking hard atmarkets like Hagerstown and central Pennsylvania for their space. Also, he thinks LEED certification is key for new projects because it sets up long-term value.

Phillips Realty Capital prez Steve Shaw says public REITs have a big advantage in the financing and acquisitions game because they're able to raise capital efficiently. He says there's relatively no action around Class-B and C properties because of limited acquisition capital (public and institutional players are going after Class-A). Nationally, Steve says, there's been a big bump in industrial CMBS delinquencies because small tenants are struggling.
