CHRISTMAS IN JULY AT THE GATE
Matt Holbrook, December 2011
St. John Properties doesn't decorate like this in July, but our camera traveled back in time to December. In real time, Matt Holbrook tells us Computer Sciences Corp has leased 26k SF at one of its spec buildings in The GATE on base at Aberdeen Proving Ground. It's the fourth of St. John's five three-story, 75k SF spec offices there. Here's the update on the three most recent: SAIC, ITT, and others occupy two-thirds of 6210 Guardian Gateway (delivered in August). Boeing and now CSC each have about a third of 6200 Guardian Gateway, which came online in November. And 6190 Guardian Gateway will deliver in November. Matt says St. John would have gone ahead with that last groundbreaking based on demand even if the company's crystal ball had predicted sequestration.

CSC will relocate from Belcamp's Water?s Edge Corporate Campus to 6120 (above) this quarter. Matt says it might be a challenging year, but military spending cuts likely will congregate at installations with lots of soldiers and big weapons systems. The intelligence, surveillance, recon, computer-focused APG, though, will continue to benefit from defense spending for a decade. In fact, St. John's has more groundbreakings on the way for the 416-acre GATE. Matt says St. John is doing grading at 6170 and 6160 Guardian Gateway (totaling 47k SF) and will indeed come out of the ground when that's done. With those, St. John will have 12 buildings in the park.
