Integral, Partner Planning Massive Student Housing Project At Centennial Place

A Birmingham student housing developer and Atlanta-based Integral Group plan to add a major student housing development along Olympic Park Drive.

Capstone Collegiate Communities filed a permit to rezone nearly 3.5 acres in the city of Atlanta to make way for a 400-unit multifamily project. Integral CEO Egbert Perry said the project will be for student housing and is a pad site connected to the current Centennial Place apartments.

“This is simply another phase of development that will follow the sale of a 1.5-acre parcel to Kaplan for their Generation project that is under construction on the other end of the site. That will leave two more pads for us to develop to fully build-out the project,” Perry said in an email to Bisnow.

After a bitter legal feud with Atlanta, Integral is continuing to build out communities that transformed former housing projects into mixed-income complexes. The city dropped a lawsuit earlier this year that disputed an agreement between Integral and the Atlanta Housing Authority, giving the developer the right to acquire parcels of city land for future mixed-income neighborhoods. That dismissal has given Integral the green light to continue its pipeline of development.

Centennial Place is the crown jewel of Integral's mixed-income projects, an integrated community blending market rate with affordable housing units along with a slew of social support programs, including a YMCA and the Sheltering Arms Early Childhood Development Center charter school. Perry said the planned student housing project will have 755 beds.
