California-Based Human Resources Firm To Open 150K SF Atlanta Office

A West Coast human resources provider is establishing a large new corporate office in Dunwoody, expected to create 750 new jobs in the coming years.

TriNet Group has agreed to occupy 150K SF in the close-in suburb of Atlanta as part of a $15.4M investment, Georgia Gov. Brian Kemp announced Tuesday.

The company didn't specify where it was locating in Dunwoody, but it plans to “immediately begin hiring for technology, HR consulting, client management and sales roles” to grow its Atlanta and Southeast customer base, according to a press release. 

“This new office will help us attract top talent, foster our strong culture of collaboration and making an impact, and further invest in the professional growth of our colleagues,” TriNet Chief People Officer Catherine Wragg said in a statement.

While an expansion into Atlanta wasn't mentioned during TriNet's February earnings call, President and CEO Mike Simonds said the firm planned to grow its sales force “modestly” in 2025, “targeting underpenetrated geographies and experienced rep hires.”

Dublin, California-based TriNet posted net income of $173M last year, a decrease of more than 50% from 2023, according to its earnings report.

“We are redesigning our sales compensation and rewards programs to align incentives with longevity, investing in professional development and building out physical offices to help strengthen our field culture and enhanced collaboration,” Simonds said on the call. 

A TriNet spokesperson didn't respond to a request for comment. Dunwoody Mayor Lynn Deutsch declined to comment on the move.

The deal is a boost for the Central Perimeter office submarket, which was strained with a record vacancy rate of 30% among its prime Class-A office stock in the fourth quarter, according to Lincoln Property Co.

But tenants are reemerging in the market. Central Perimeter leasing activity in 2024 reached nearly 2M SF, a more than 70% increase in activity from 2023, according to LPC.
