AIG Eyeing Abernathy 400 Development

Could AIG's moniker soon be towering over Georgia 400? It may be too early to say for sure, but sources tell us that the financial giant is considering anchoring Abernathy 400, a planned office mixed-use project by Ackerman & Co at the linchpin corner of Abernathy Road and GA 400. AIG, which has long been in the market with plans to potentially consolidate five area offices into a 300k SF requirement, could take more than half of the 570k SF office project that's being developed in a JV with Cousins Properties.

Officials with Ackerman, Cousins and AIG did not return calls. But Newmark Grubb Knight Frank's Patrick Duffy—tapped to rep AIG in Atlanta—says any talk of the firm's office decisions is premature. “No one's made a decision one way or another,” Patrick says, adding that AIG has issued several RFPs to area landlords and developers. Abernathy 400 was a close contender for Mercedes-Benz's US HQ at one point, but lost out to the Glenridge Hall land.
