Seefried, Clarion To Go Spec?

Seefried Properties, in conjunction with Clarion Partners, has filed plans for a new spec warehouse development at Southpark, an industrial pad site in Fairburn.

According to docs filed with the Georgia Department of Community Affairs (development of regional impact docs), Seefried has applied to develop 531k SF in two buildings at the site. This move echoes Ferdinand Seefried's statements to us in January (pictured here with Jamestown's Matt Bronfman) that time was quickly approaching for spec in Atlanta. (Going ahead with spec is a bit like cooking a pizza, you can't put a pinpoint the moment when it's ready, but when the time's right, you'll know.)

The site is owned by Clarion, but sources say Seefried will develop the facilities on spec, if a green light is given. (Things would be a lot more fun if that expression was literal.) There's no word on the threshold needed for the go-ahead. Officials with Clarion and Seefried did not return calls seeking comment. The site has previously been marketed for build-to-suits.
