Architecture, construction and the numerous contractors must be synchronized from concept to completion to achieve the developer’s vision. This philosophy allowed base building contractor Balfour Beatty to help transform the 12-story landmark, creating wide-open, creative, loft-style spaces. The revitalized building comprises 80K SF of office and 25K SF of retail with on-site parking.

The transformed space increased daylight square footage by 536% and gross building area by 2K SF, with the exposed, existing concrete structure functioning as a cool design feature. In achieving the team's goal of redesigning for forward-looking occupants, sustainability was a priority for all parties involved.

Balfour Beatty leveraged eco-conscious construction practices to avoid the waste demolition can generate. Its workers replaced the original exterior skin with a synthetic wall system, which was prefabricated off-site and uses StoPanel technology. This solution, identified and evaluated during preconstruction, enhances the energy efficiency of the building while providing a faster and safer method of replacing the envelope on the busy street.

KnoxRedan, a JV of Knox Property Group and Redan Group Investments, sponsored the redevelopment of the 1963 brick structure formerly known as the Aaron’s Rents building. Together, with their development and capital partner, The Loudermilk Cos., a partnership was formed to acquire and redevelop the iconic Buckhead landmark. The new Class-A office is already over 60% leased.
