The DC-based co-working provider MakeOffices will soon open a new location in the heart of the CBD.

The 35k SF location at 1015 15th St NW, at the corner of K and 15th, will open on Dec. 5, Bisnow has learned exclusively. MakeOffices signed the location in January but is just now making it public. It will be the company's 11th location and seventh in the DC area.

MakeOffices CEO Raymond Rahbar, above, says they will begin giving tours on Thursday. He expects being on K Street will give the location a slightly different tenant mix than some of its other spaces, like the flagship one it opened in Clarendon in June.

"When you open at K and 15th you’re sending a statement," Raymond said. "We're right here in the middle of the power corridor. Will we have startups? Absolutely, but they'll probably be more public policy focused, think tank focused, helping service the Capitol and White House. It’ll be a nexus for a lot of the business of Washington, DC."

After last week's surprising election, Raymond says many DC government workers suddenly have a different short-term career path than they expected, which will boost demand for co-working space

The design of the location, rendered above, will look similar to MakeOffices' other spaces, Raymond says. The one change, he says, will be more open space as he hopes to host town halls and events with K Street professionals.

Late next year, MakeOffices will open a 45k SF location at The Wharf's 800 Maine. The company has also expanded to Philadelphia and Chicago, where it now has three locations.

"They’re doing fantastic now," Raymond says. "Opening in a new market presented different challenges. Now that we have our legs under us, it's really coming along, we're doing great and we’re expanding in both of them."
