JBG Planning for Condos, More Apartments Across from Nats Park

JBG is planning two more residential buildings with ground-floor retail for a development site just north of Nationals Park.

The company started construction last month on a 13-story, 290-unit project on the western portion of the site at 1244 S Capitol St. JBG is planning to seek approvals to build two more residential buildings with up to 425 units and retail space on the eastern half of the parcel, the Washington Business Journal reports. Locals know this section of the property as the Fairgrounds, where baseball fans gather before games to drink beer, listen to music and play cornhole.

JBG's plans call for a condo building with about 225 units for the area closest to N Street and a mid-block building with up to 200 rental units along Half Street. Both buildings will include ground-floor retail, pushing the total amount of retail space planned for the site to between 85k SF and 90k SF when combined with the already-underway project at 1244 S Capitol St. New York-based ODA Architecture has been tasked with design for the new project.

This is the latest of several projects planned for the red-hot area around Nationals Park. In addition to JBG’s plans, RCP and Crescent are planning a 558-unit building at 2 Eye St SE, while a JV of Altus Realty and Ronald D. Paul Cos has plans for a 220k SF mixed-use development across from the ballpark itself. Just last month, Lerner Enterprises submitted a pre-hearing statement for a 130-foot building with up to 360 units at 1000 S Capitol St SE[WBJ]
