Urban Pace has begun sales for a 13-unit condo building three blocks from the White House, and it held a launch event Wednesday evening to kick off the sales effort.

The Adele, located at 1108 16th St. NW, will be ready for move-in early next year. The condo units sit on floors five through eight of the building, above four stories of offices. It was developed by Ellisdale and RED Multifamily.

The project is the only luxury condo coming to market in the neighborhood, Urban Pace vice president of sales Jennifer Harper said. She expects it will be an attractive pied-à-terre for lobbyists and appealing to empty nesters looking to downsize.

The building's 13 units are divided into two categories, the city collection and the estate collection. The seven city collection units are one- and two-bedrooms ranging from 680 to 950 SF. They will be sold from $640K to $900K.

The six estate units are two-bedrooms with dens or larger, ranging from 1,700 SF to 2,100 SF. They are selling for $1.65M to $2.4M. Four of the six estate units are penthouses on the seventh and eighth floors. Buyers of these units will be given the opportunity to work with the architect to customize the design.

The building also includes a rooftop terrace for all residents, plus one private terrace attached to a penthouse unit and three private terraces being sold separately. Residents will have access to valet parking and the gym and spa at the Hilton across the street.
