Jair Lynch Redeveloping 16th Street Howard Dorm Into Apartments

Jair Lynch is planning a boutique multifamily housing community with more than 200 rental units at the site of a vacant Howard University dormitory.

The company has entered into a 99-year ground lease for 2601 16th St NW in Columbia Heights, which it acquired the rights to from the university back in September. The property sits adjacent to Meridian Hill Park and was previously operated by the university as an off-campus dormitory known as Meridian Hill Hall.

Plans for the eight-story building call for over 200 new rental housing units with a full suite of modern amenities and downtown views. The developer will also position the building to have a strong connection to the 12-acre Meridian Hill Park, a formally landscaped park that is maintained by the National Park Service.

The project is another JV with MacFarlane Partners for Jair Lynch. The partners have a development portfolio of 16 projects in the Metro DC area, including a 10-story mixed-use project across from Nationals Park at the corner of Half Street SE and M Street.
