Gramercy District Smart City Project Lands Tech Tenant

The $500M "Smart City" in Ashburn being developed by 22 Capital Partners in partnership with Microsoft, George Washington University, the Center for Innovative Technology and FedBid just landed a tenant for its first phase.
JKH Holdings will move from McLean into the development when it opens in 2019, the Washington Business Journal reports.
The firm will occupy 15k to 25k SF, a 22 Capital Partners spokesperson tells Bisnow. JKH is comprised of 25 companies, including Opterna, NeST Technologies Corp, Ecell Healthcare and Ashling Microsystems, and brings in more than $400M of revenue annually.
The mixed-use building JKH will occupy includes 55k SF of office, 350 apartments and 44,500 SF of retail. The full, 16.8-acre project near the Ashburn Silver Line station will total 2.5M SF of mixed-use development, including three multifamily buildings, 350k SF of office and 150k SF of retail.
The development is designed to foster a culture of collaboration and innovation for entrepreneurial businesses. The team hopes to create a model for a technology integrated city that it can replicate around the country. [WBJ]
