Redbrick Envisions 160-Room Hotel At Anacostia's Bridge District

A piece of a planned new neighborhood along Anacostia’s waterfront is coming into focus.

Developer Redbrick LMD filed plans with the D.C. Zoning Commission last week for a 160-room hotel in the Bridge District, a project along the Anacostia Riverwalk Trail that is slated to total 2.5M SF at full build-out.

The hotel would be located on Parcel 7, according to the filing, a vacant 24K SF lot south of the Poplar Point parkland and immediately west of the Anacostia Metro station. 

While uses for other Bridge District parcels have been previously revealed, the plans for Parcel 7 were unknown

The planned hotel hasn’t yet been branded and would rise seven stories, capping out at 99 feet tall. No parking is envisioned, the filing says, noting the hotel will “instead rely on its transit-accessible location and multimodal transportation connections for access.”

In an email, Redbrick Head of Development Sohael Chowfla told Bisnow that the company hopes to begin construction in 2027.

“Located directly across from the Anacostia Metro Station and adjacent to I-295, the design capitalizes on sweeping views of the Anacostia River and the monuments beyond, with a façade inspired by the surrounding park’s trees and guest amenities designed to activate the ground floor,” he said.

The hotel would be a big milestone for the region east of the Anacostia River, which has no traditional hotels.

“It represents a significant economic development opportunity for Wards 7 and 8 and helps address a longstanding lack of hotel accommodations in this part of the District,” Redbrick’s filing with the Zoning Commission says. 

The filing also says it would support the future development vision for Poplar Point. The 110-acre parkland owned by the federal government is envisioned as a mixed-use waterfront development anchored by wellness resort Therme.

The Bridge District is in the beginning stages of development.

Redbrick delivered the first phase, three towers housing 758 multifamily units and 44K SF of ground-floor retail, at the beginning of 2025. Stratos, Poplar House and Alula, positioned on Parcels 3 and 4, are the only completed developments in the Bridge District.

Next door, another 272-unit apartment building with ground-floor retail is under construction on Parcel 5.

Future development plans include multiple residential buildings set to total nearly 1,000 units, as well as a 225K SF office building slated to house the National Campus for Cyber Leadership.
