Developer: TripleStone Real Estate

TripleStone Real Estate is spearheading the development of the $50M, 17-acre, mixed-use Cadillac Crossing on U.S. 301 in Brandywine. The plan includes retail, office, a Lidl grocery store, a four-star hotel and a medical center. Phase 1, the retail center with Chipotle, Verizon, Sparenity Nail Salon and a Hibachi Grill, delivers this month.

Phase 2, on the site of the old Cadillac Motel, is expected to commence after the completion of the first phase, adding more retail, Lidl and the office building. Phases 3 and 4 will introduce the 125-room hotel, possibly a Marriott, according to TripleStone CEO Mani Patel, and the 10K SF medical center. The site will comprise seven or eight buildings when finished, and provide between 200 and 400 jobs throughout construction.

Patel predicts Prince George’s County will follow a similar trajectory to Fairfax, filling in due to its central location and Beltway access. Prince George’s County Economic Development Corp. CEO Jim Coleman believes rising incomes in the county can sustain this type of retail-centric, vehicle-reliant development, which is in decline across the country.

Prince George's Regional Medical Center

Developers: Dimensions Healthcare System and University of Maryland Medical System

Dimensions Healthcare System and University of Maryland Medical System are partnering to build the $543M Prince George's Regional Medical Center in Largo Town Center at the intersection of Lottsford Road and Arena Drive.

The center represents the first teaching hospital introduced in southern Maryland, and will be supported by the university’s medical system. Its application for a certificate of need was approved Oct. 20 after $100M in cuts that reduced the number of operation rooms.

The expansive center will be integral to revamping Prince George’s County’s healthcare delivery system and making accessible the comprehensive degree of care many residents need, according to County Executive Rushern Baker. His administration has a threefold vision for the center: to improve healthcare options and outcomes, to reduce costs and to improve overall experience in the community. He also hopes it will catalyze retail, residential, office space and other transit-oriented development in Largo even before its anticipated completion in 2020.

5801 University Research Court

Developers: University of Maryland and Corporate Office Properties Trust

Construction is underway at 5801 University Research Court for an $18.5M, 75K SF, three-story, Class-A office building in the University of Maryland’s newly named Discovery District. The new office, in a 150-acre area the university hopes to establish as a destination for innovation, research and development, is slated to deliver in 2019. University officials hope the Discovery District, formerly called M Square, will attract technology and research companies to College Park.
