The UK capital markets are in a strong position. At £18.1B, total transactions in the first half of 2026 were up 9% on an underlying basis and are forecast to remain broadly stable throughout the year, demonstrating resilience amid improving and increasingly diversified investor confidence, despite global and macroeconomic challenges.
However, the way investors are deploying capital has shifted in the past 12 to 24 months.
Julian Sandbach, JLL’s head of UK capital markets, and Cameron Ramsey, head of capital markets research and strategy, said a sector-focused strategy is being replaced by a focus on individual asset opportunities.
“For the first time in a long time, all sectors now offer attractive characteristics, and investors are taking a much more asset-specific view of the world,” Ramsey said. “Opportunities across the board are being more widely recognised.”
