This past year, the city of Crystal Lake, Illinois, achieved over $1.5B in retail sales and more than $160M in dining and entertainment revenue. Water’s Edge: Setting A New Standard For Mixed-Use Development

At the forefront of Crystal Lake’s growth is Water’s Edge, a transformative 23-acre mixed-use development combining 260 residential units with vibrant commercial and dining opportunities. Anchored by popular tenants like First Watch, CAVA, Menchie’s Frozen Yogurt, BBQ King and America’s Best, Water’s Edge was designed with the goal of delivering a modern lifestyle destination for both residents and visitors.

Situated along the Three Oaks Recreation Area, the project blends urban convenience with natural beauty. This scenic lakeside setting has become a hub for recreation, now featuring a new 3-mile trail loop, an inflatable Aqua Park, and opportunities for paddleboarding, fishing, scuba, wakeboarding, outdoor fitness and live music events.

Expanding The Residential Market

Residential investment continues to surge citywide. The success of Woodlore Townes, a 47-unit townhome community, sparked the launch of Woodlore Townes II, adding another 55 units to meet rising demand.

Meanwhile, Waterside, a new 107-unit townhome project, is taking shape in the city’s core, steps from Three Oaks Recreation Area, shopping, dining and major bike paths. These projects demonstrate a strong appetite for high-quality, connected living spaces in Crystal Lake’s growing residential market, Haleblian said.

Downtown Crystal Lake: A Walkable Hub For Culture And Connection

Crystal Lake’s historic downtown remains a gemstone of the community’s charm and economic vitality. The city is enhancing Depot Park, a central gathering spot, with new seating areas, performance space and an interactive water feature designed to host year-round events and foster a stronger sense of place. The result will be a modern, walkable downtown that complements the city’s expanding development corridors.

Crystal Lake Sets Up Community Members For Success

Crystal Lake strives to be a city that supports entrepreneurship, growth and opportunity for all of its residents and businesses. Heartland Real Estate Partners managing principal Tim Grogan said he’s been coming to Crystal Lake for decades and has seen its development firsthand.

“When I was young, it was for shopping. There were a lot of stores that weren’t available in other parts, and it has continued to grow,” he said. “So, from a location and transportation standpoint, on top of the demographics, Crystal Lake is a great suburb, and we are very happy to be a part of it.”
