Morrisville Life Sciences Park Reportedly Catches Pokémon Card Manufacturer For U.S.' Largest Lease

Millennium Print Group, the manufacturer of Pokémon cards, has reportedly leased some 1.3M SF in Morrisville outside of Raleigh, the Triangle Business Journal reported.

The deal would be the largest U.S. manufacturing lease in 2025.

Local real estate developer Trinity Capital Advisors and Miami-based investment firm Starwood Capital Group announced the lease was taken by an “undisclosed tenant” on Tuesday. The TBJ, citing unnamed sources, identified the tenant as Millennium, a subsidiary of the Pokémon Company International of Japan.

Doug Cook of Cushman & Wakefield represented Trinity Capital and Starwood.

The new tenant will take up space created during the second phase of construction of the Spark Life Science campus, which is being marketed as the largest mixed-use life sciences and advanced manufacturing campus in the Triangle market.

For this phase, Trinity and Starwood will deliver to the tenant 866K SF of advanced manufacturing space as well as a parking structure. Millennium will also reportedly occupy 400K SF in two buildings built during the first stage of campus construction in 2023. 

Once the second phase is complete, Spark LS will boast 1.5M SF on 108 acres.

The Pokémon card manufacturer will reportedly move into the new facility in 2027, with plans to be fully operational in the space in 2028.

Millennium already has property in the Research Triangle, including a 262K SF building in Cary, near the Spark LS campus. 

Earlier this year, Spark LS leased 13K SF to Coriolis Pharma, a German biotechnology company, in a 150K SF building.
