A former military textile manufacturing complex that saw its heyday during World War II is getting a second life.

Sky Management, which has owned the Philadelphia Quartermaster Depot since 2001, is underway on a series of renovations to turn the 24-acre complex into an office/flex campus called the Quartermaster. The complex produced uniforms for every major U.S. military conflict, from World War I to the first Persian Gulf War, before it ceased operations in 1994.

The midcentury modern buildings that make up the campus are listed on the National Register of Historic Places and total 1M SF of floor area. Leasing materials provided by Colliers International, the project's official broker, list 509K SF available across four buildings. Already occupying space on the property are the Department of Homeland Security's Delaware Valley Intelligence Center and the U.S. Department of Labor's Regional Job Corps Training Center.

Sky's capital improvements to the property are set to be completed by the end of spring. They will include adding greenery, public art and hardscaping down the central street; the conversion of the gatehouse into an events, meeting and creative space; and the construction of a public green space called the Playground, which would host outdoor music and movie showings and food trucks.

At some point next year, the central clock tower will be outfitted with LED lighting that can be programmed to reflect support for local sports teams and causes.

The project is zoned for a wide array of uses, including office, warehousing, beer or spirits production, light manufacturing, restaurants, event space and film/media production.

Located in the Girard Estates neighborhood of Southwest Philadelphia, Quartermaster is almost adjacent to the two shopping centers that Cedar Realty Trust will soon redevelop into a mixed-use community called South Quarters Crossing.
