MakeOffices Opens Philadelphia's Largest Co-Working Space

MakeOffices has opened its second Philadelphia location, hitting a landmark of co-working in the city.

The Washington, D.C.-based company, founded in Arlington, Virginia, and coming off a leadership shakeup, held the grand opening for its new location at 1635 Market St. on Monday, calling it the largest co-working space in Philly. It will fully occupy floors 13 through 16, a total of 57,320 SF, at the 286K SF Nightingale Properties-owned building.

The Market Street location contains one-, four-, six- and nine-person offices, in addition to open desks. All told, the location will house 488 seats, 156 offices, eight conference rooms, three wellness rooms, two relaxation rooms, a recording studio and a device lab.

The 57K SF footprint at 1635 Market outstrips even MakeOffices' flagship location in D.C.'s The Wharf development, which will be 45K SF when it opens later this month.

1635 Market has direct concourse access to a SEPTA station, as well as 20K SF of retail on its ground floor. Nightingale purchased the building in 2014, and CBRE manages the leasing operations for remaining blocks of office space. Marketing material from the broker classifies the building as Class-B, with asking rents of $22/SF. WeWork has a location less than a block away, at 1601 Market St.
